Read on as we break down everything Queensland <a href=\"https:\/\/www.reckon.com\/au\/small-business-resources\/starting-a-small-business\/characteristics-successful-entrepreneurs\/\">business owners<\/a> and residents need to know about stamp duty rates, concessions and how to figure out how much you\u2019ll actually need to pay.<\/p>\n<h2>What is stamp duty in Queensland?<\/h2>\n<p>Transfer duty, or stamp duty, is a state government tax that\u2019s applied when you buy or transfer property in Queensland. It\u2019s part of real estate purchases \u2013 including residential homes, investment properties and vacant land \u2013 and also applies to vehicle purchases, though at different rates.<\/p>\n<p>The Queensland Government collects this tax to fund public infrastructure and services across the state. While it\u2019s a major revenue stream for the state, it\u2019s also a big additional cost for property buyers, often surging into the tens of thousands of dollars on top of the purchase price.<\/p>\n<h2>Queensland government property stamp duty rates<\/h2>\n<p>The amount of transfer duty you\u2019ll pay in Queensland depends on the dutiable value of the property and whether you qualify for any concessions. If you\u2019re buying your first home in Queensland and have never owned property in Australia before, you could be eligible for the <a href=\"https:\/\/qro.qld.gov.au\/duties\/transfer-duty\/concessions\/homes\/first-home\/\" target=\"_blank\" rel=\"noopener\">first home concession<\/a>, which could mean paying $0 in transfer duty if:<\/p>\n<p>Your home is valued at $800,000 or less.<br \/>You move into the home within 12 months of settlement.<br \/>You live there continuously for at least 12 months.<\/p>\n<p>Otherwise, if you\u2019re buying vacant land to build your first home, you might be able to get the first home vacant land concession, which could mean paying $0 in transfer duty if:<\/p>\n<ul>\n<li>The vacant land is valued at $500,000 or less.<\/li>\n<li>You build your first home on the land.<\/li>\n<li>You move into the home within 24 months of settlement.<\/li>\n<li>You live there continuously for at least 12 months.<\/li>\n<\/ul>\n<h2>When do I need to pay stamp duty?<\/h2>\n<p>In Queensland, transfer duty needs to be paid within 30 days of the contract becoming unconditional or when the contract is entered into (whichever comes first). If settlement happens after this 30-day period, you will still need to pay the duty by the due date, or else be dealt additional interest charges.<\/p>\n<p>Most property transactions settle within 30 days, so transfer duty is usually paid at settlement through your solicitor or conveyancer. Just make sure you budget for this expense alongside your deposit, mortgage, building inspection, and moving costs.<\/p>\n<h2>Queensland vehicle stamp duty<\/h2>\n<p>While property transfer duty tends to get the most attention because of its higher amounts, Queensland also imposes stamp duty on vehicle purchases. As you\u2019d expect, the rate varies depending on the type and value of the vehicle.<\/p>\n<p>For light vehicles (under 4.5 tonnes) valued below $100,000:<\/p>\n<table style=\"border-collapse: collapse; width: 100%; height: 115px;\" border=\"1\">\n<tbody>\n<tr style=\"height: 23px;\">\n<th style=\"width: 50%; height: 23px;\">Vehicle type<\/th>\n<th style=\"width: 50%; height: 23px;\">Duty rate<\/th>\n<\/tr>\n<tr style=\"height: 23px;\">\n<td style=\"width: 50%; height: 23px;\">Electric or hybrid vehicles<\/td>\n<td style=\"width: 50%; height: 23px;\">$2 per $100 of value<\/td>\n<\/tr>\n<tr style=\"height: 23px;\">\n<td style=\"width: 50%; height: 23px;\">4-cylinder vehicles<\/td>\n<td style=\"width: 50%; height: 23px;\">$3 per $100 of value<\/td>\n<\/tr>\n<tr style=\"height: 23px;\">\n<td style=\"width: 50%; height: 23px;\">5 to 6-cylinder vehicles<\/td>\n<td style=\"width: 50%; height: 23px;\">$3.50 per $100 of value<\/td>\n<\/tr>\n<tr style=\"height: 23px;\">\n<td style=\"width: 50%; height: 23px;\">7+ cylinder vehicles<\/td>\n<td style=\"width: 50%; height: 23px;\">$4 per $100 of value<\/td>\n<\/tr>\n<\/tbody>\n<\/table>\n<p>For light vehicles valued above $100,000, the rates increase by $2 per $100 across all vehicle types.<\/p>\n<h2>Calculating vehicle stamp duty<\/h2>\n<p>For a 4-cylinder car valued at $30,000:<\/p>\n<ul>\n<li>Calculation: $30,000 \u00f7 100 \u00d7 $3 = $900<\/li>\n<\/ul>\n<p>For an electric vehicle valued at $60,000:<\/p>\n<ul>\n<li>Calculation: $60,000 \u00f7 100 \u00d7 $2 = $1,200<\/li>\n<\/ul>\n<h2>Transfer duty exemptions and concessions<\/h2>\n<p>Beyond the home and first home concession, there are a few other situations where you might be eligible to pay less transfer duty, or be entirely exempt from it.<\/p>\n<h3>Property transfer exemptions<\/h3>\n<ul>\n<li>Transfers between spouses or de facto partners<\/li>\n<li>Change of tenure (e.g. from joint tenants to tenants in common)<\/li>\n<li>Transfer of manufactured (mobile) homes<\/li>\n<li>Certain transfers after divorce or separation<\/li>\n<\/ul>\n<h3>Vehicle transfer exemptions<\/h3>\n<ul>\n<li>Transfers to eligible family members as a gift (spouse, parent, grandparent, child, stepchild, grandchild, etc.)<\/li>\n<li>Charitable organisations<\/li>\n<li>Primary producers for specific vehicles<\/li>\n<li>Trade-ins (duty applies only to the price difference)<\/li>\n<\/ul>\n<p>Given the large amounts of money involved and the potential for concessions and exemptions, it\u2019s always a good idea to speak to a professional about your transfer duty obligations and how much duty you might need to pay.
